The Basic Package
The Basic Property Management Package is the start up for new property purchasers. It includes all necessesary services to have your property succesfully managed whilst you are away.
The basic package (villa or apartment not for rent) can include:
- Pool and garden care daily throughout summer months (May-Oct) and 3 times a week during the off-season months(Nov-Apr). Note that pool chemicals, all cleaning materials and gardening tools, etc. are paid forby the property owner(s).
- Helping with airport transfers and car rentals.
- Assistance (Opening bank account, getting Turkish tax number etc.)
- Organising house contents
- Key Holding
- Monthly Property Checks during off-season months (The property will be inspected, all doors and windows controlled, water and electricity checked.)
- Utility Bill Payment ( Water, Electricity bills will be paid to the authorities, as well as your property tax, rubbish tax, site fee's etc.)
- Monthly Property Reports ( Property condition reports and accounting statements about your expenses.)
The Advanced Package
For home owners who rent out their property we offer the Advanced Property Management Package.
- In additional to the Basic Package.
- Assistance in getting Turkish tax number, opening bank account, advising about English speaking lawyers, and helping with title deed proceedures.
- A Keyholder service for property access relating to all subscribed services and regarding all repair and maintenance visits.
- A full inventory check of the fixtures and fittings and all other contents of your property at arrival and departure of the tenants.
- Welcome pack(optional at extra cost) and local information and introduction.
- Weekly property inspections (especially following adverse weather conditions) to minimise any potential damage to the property. During inspections we will check on security, state of repair of buildings, fixtures and fittings, furnishings, utility checks on lighting, plumbing, appliances etc., humidity/damp control, control of pests and/or vermin, etc.
- Photo reports in extraordinary situations to keep you informed of problems and defects.
- Full Property Maintenance Service including obtaining competitive quotes and arranging for and supervising repairs and maintenance.
- Monitoring and issue management regarding bill payments relating to community charges, gas, electricity, water, local housing tax payments, rubbish collection charges etc. and make the payments on the behalf of our customers if requested.
- Statement of accounts, at least monthly, to keep you fully informed of all finances related to your property
- Statement of property conditions monthly together with digital pictures related to your property.
- Cleaning and laundry at each changeover. (at extra cost)
The Full Package
Full Property Management Package
All of the optional and extra cost items mentioned above are included in the price. Changeover cleaning labor and material,laundry, pool and garden materials, welcome package. Organise Property Insurance for your property and claim any possible damage from the Insurance Agency (Power of Attorney required)
